A building permit is issued before construction starts. For electricians, that gap, between permit issuance and project start, is the window to get in front of the decision-maker.
The timing varies by project type:
- Single-family residential, permit issued, construction starts within 2 to 6 weeks
- Townhouse and low-rise, permit issued, electrical rough-in typically 60 to 90 days later
- Commercial tenant improvement, permit issued, work often starts within 2 to 4 weeks
- Industrial new construction, permit issued, project can be 90 to 180 days out
Reaching out within the first two weeks after permit issuance puts you ahead of most competitors, who only find out about projects when subcontractor quotes are already being collected.
What to look for in the permit data
Not every permit is relevant for your business. Filtering matters.
By work type:
- New Construction and Addition permits typically require full electrical scope
- Alteration permits on commercial spaces often involve panel upgrades, lighting retrofits, and EV charging rough-in
- Tenant Improvement permits on retail and office spaces are consistently strong electrical work, the GC needs a sub locked in fast
By project value:
Projects under $50,000 declared value are usually small enough that the GC does the electrical themselves or uses a handyman. The sweet spot for most commercial electrical contractors is the $200,000 to $5,000,000 project value range.
By location:
Target the neighbourhoods where your crew can work efficiently. Commute time is a real cost. An electrician based in Burnaby who is optimizing for Surrey work is bleeding margin on travel compared to a crew based in Newton.
The outreach that works
When you call a GC after a permit is issued, the conversation is easy: “I saw you pulled a permit for [address]. We do commercial electrical in that area. Are you staffed on the electrical side yet?”
That question either gets a yes (learn when they’ll need subs) or a no (book a quote). Either way, you’ve established a relationship before the project is in full swing.

Cities with the strongest electrical permit volume
Vancouver: Around 5,000 permits per year in recent years (5,137 in 2025, per SiteWire’s indexed data as of July 2026). High commercial density downtown. Strong TI permit volume in Yaletown, Mount Pleasant, and Broadway Corridor.
Calgary: Consistent residential permit volume in the northeast and southeast. Commercial activity strong in Beltline and East Village.
Surrey: Consistent permit volume with industrial activity in Campbell Heights and residential construction in Fleetwood and City Centre.
Toronto: Largest permit volume in Canada. Competitive, but the commercial TI market in the 905 suburbs is underserved by large electrical contractors.
Edmonton: Industrial permit activity around Nisku and Leduc. Residential volume recovering after the 2023-2024 slowdown.
